Q:  What do you mean by “seller-focused” solutions?
A:  Sometimes a cash offer isn’t the best option. As experienced investors, we’ve encountered this situation more than once. We are creative problem solvers with a passion for helping sellers and restoring homes. We believe in finding win – win solutions for all parties. Your situation is completely unique and it deserves an equally unique offer. We will not just walk into your home, evaluate the property and make an offer. We vow to listen to your needs in order to find a solution that alleviates your pain points.

Q:  Where in Illinois do you buy houses?
A:  We primarily serve Niles, Skokie, Morton Grove and Evanston. However, if you think we should take a look at your property, give us a call. We may expand our area for the right fit.

Q:  Will you pay a fair price for my home?
A:  In our experience, many sellers aren’t necessarily expecting a large “windfall” on the property but rather appreciate that we can offer cash, we close very quickly (no waiting for financing), and no time or effort or expense is required on your part to fix up the property or pay agent fees.

Many of the houses we purchase are below market value and most of the sellers we buy from are in a tight situation. Q:  How do you determine the price to offer on my house?
A:  Our process is pretty straightforward and we’re open to sharing the details. We take into consideration the location of the property, what repairs are needed to sell at highest market price, the current condition of the property, and values of comparable houses sold in the area recently. We take many pieces of information into consideration… and come up with a fair price that works for us and what we believe can work for you too.

Q:  Are there any costs to work with you?
A: Here is where you see one of the best differences between us and the traditional method of selling your house: There are NO fees or commissions when you sell your house to us. We’ll make you an offer, and if it’s a fit for you then we’ll buy your house. No hassle. No fees. We make our money after we pay for repairs and improvements on the property and sell it for a reasonable profit (we take on the risks here to sell it for a profit or not… the responsibility is ours and you get to walk away without the pressure of the property and its payments).

Since we’re actually the one buying the property, and we pay with all cash… we make a decision to buy your house within a week (sometimes the same day). Again, we make our living by taking on the risk to purchase the house with our own cash, repair & improve the house, and market it ourselves to find a buyer.

Q:  Is there any obligation when I submit my info?
A: There is absolutely zero obligation for you. Once you tell us a bit about your property, we’ll take a look at things, maybe set up a call with you to find out a bit more, and make you an all-cash offer that’s fair for you and fair for us. From there, it’s 100% your decision on whether or not you’d like to sell your house to us… and we won’t hassle you, won’t harass you… it’s 100% your decision and we’ll let you decide what’s right for you.
